AgriCore is a farm lender that provides fast, flexible financing (refinancing, additional capital and replant funding) for permanent crop farms in California and the Western US.

What AgriCore does

Refinancing

AgriCore refinances existing farm debt on permanent crop land. Terms are sized to the farm’s production and cash flow, so a refinance can lower payments or free up equity tied up in the land.

Additional capital against your farm

Growers borrow against the farm they already own, either alongside a refinance or on its own. The money can go to land, equipment, water or operating needs, and we underwrite it against what the orchard produces.

Development and replant financing

AgriCore finances orchards whether they are bearing or not, including new plantings and replants. The underwriting models production year by year, so the years before trees bear are part of the plan.

Structured capital

Beyond first-lien term loans, AgriCore offers second-lien, mezzanine and growth equity structures, and custom combinations when a single loan doesn’t fit. Every structure is written into one term sheet with its lien position, rate, amortization and maturity.

Credit and capital for lenders

Capital partners get underwritten permanent crop deals with the full credit file, and they decide one deal at a time. AgriCore handles underwriting, closing documents and servicing, and partners receive the farm’s financials and operating reports after funding.

What makes AgriCore different

We underwrite the farm, not just your tax returns

AgriCore builds a production model for each varietal block (acres, bins per acre, price and revenue) and projects cash flow with and without the new money. LTV, DSCR, net equity and cash stress come out of that model, along with soil and flood-zone screening for every parcel.

Every kind of capital in one place

Farm Credit System lenders and banks such as Rabo AgriFinance mainly offer first-lien mortgages and operating lines. AgriCore offers first lien, second lien, development and replant, mezzanine, growth equity and custom structures, so a grower doesn’t need several lenders to fund one plan.

Days, not weeks

We estimate that a typical manual farm-credit process, with spreadsheets, email and re-keyed documents, takes 6 to 10 weeks to close. On a clean file with capital lined up, AgriCore’s target is 5 to 10 business days. These are planning estimates, not guarantees.

Specialists in permanent crops

AgriCore lends only on almonds, pistachios, walnuts, citrus and vineyards in California and the Western US. Our document checklist includes a water questionnaire for irrigated land, and every closing package includes a permanent-crop rider.

AI reads the file. People make the decision.

AI pulls the figures out of appraisals, title reports and tax returns, and an analyst confirms each one before it goes into the deal. AgriCore’s credit team makes every approval or decline, records a written rationale, and freezes the inputs it used.

Who uses AgriCore

  • Almond, pistachio and walnut growers in California and the Western US
  • Citrus and vineyard operations
  • Growers refinancing existing farm mortgages or operating debt
  • Farms raising money for replanting or new orchard development, bearing or not
  • Family farms, farm LLCs and landowners borrowing against permanent crop land
  • Capital partners (direct investors and private credit facilities) looking for underwritten permanent crop loans

The team behind AgriCore

Farmland is a $3.5 trillion asset class, yet farm lending still takes months. Artem Milinchuk saw it firsthand financing FarmTogether’s own farms, after building FarmTogether (YC W18) into a farmland investment platform spanning 50+ farms across 8 states.

He started AgriCore with Cody DeVilliers, an engineer who spent a decade building regulated financial infrastructure at Interac, Moneris and Liquidnet and worked on FarmTogether’s early engineering. Artem leads the company as CEO, Cody leads product and technical architecture as CTO, and counsel approves every closing package.

How AgriCore works

You work directly with AgriCore’s lending team, and during early access that means the founders. You can reach us through the inquiry form on our home page, by email at founders@agricorecapital.com, or inside the borrower portal once you apply. On a clean file with capital lined up, we target closing in 5 to 10 business days.

  1. Tell us about your farm

Send a note through the form on our home page or email the founders. There’s no credit check and no obligation, and someone from our lending team follows up to talk through your options.

  2. Apply in the borrower portal

You describe your operating entity, your parcels by APN, your varietal blocks, your existing debt and what the new money is for. The portal shows every step and where your application stands.

  3. Upload your documents

A checklist covers title, appraisal, tax returns, crop yields, financial statements, crop insurance, an operating report, an environmental disclosure and, for irrigated land, a water questionnaire.

  4. Underwriting and decision

Our credit team builds the farm’s production and cash-flow model and makes the decision with a written rationale. If we need more information, we ask for it in the portal.

  5. Review and accept terms

You review the term sheet in the portal. Its lien position, rate, amortization and maturity come from the same record the closing documents are generated from, so the numbers match.

  6. Close and fund

Counsel approves the closing package before signing, and the wire is confirmed as a separate step. The loan then moves to servicing with a payment schedule you can see.

Frequently asked questions

What does AgriCore finance?

AgriCore finances permanent crop farms: almonds, pistachios, walnuts, citrus and vineyards. That includes refinancing, borrowing more against your farm, development and replant financing, and structured capital such as second-lien and mezzanine loans.

Where does AgriCore lend?

California and the Western US. We lend on permanent crop land in those states, whether the orchard is bearing or not.

Does contacting AgriCore affect my credit?

No. Telling us about your farm involves no credit check and no obligation. We talk through your options before you apply.

How long does it take to close?

Our target on a clean file with capital lined up is 5 to 10 business days, compared with an estimated 6 to 10 weeks for a typical manual process. Third-party steps like appraisal, title and counsel review still set a floor.

Who makes the credit decision?

AgriCore’s credit team. AI helps read your documents, but a person approves or declines every loan and records the reasons in writing.

Where does the money come from?

AgriCore underwrites the loan, and the capital comes from a capital partner assigned to your deal, such as a direct investor or a private credit facility. You deal with AgriCore from application through servicing.

How is my farm valued?

Loan-to-value is based on a third-party appraisal. We use other data to screen deals, but never as the value of record.
