For lenders & capital partners

Put capital to work in California’s permanent crops.

AgriCore sources and underwrites loans to almond, pistachio, walnut, citrus, and vineyard operations. You review each deal with the full credit file behind it and fund the ones that fit your mandate.

How it works

How a deal moves, from first document to funded loan

Nine stages, one system of record. Scroll to follow a deal through each hand-off.

Application statusSubmitted

  1. 01Grower

    Intake

The grower describes the operating entity, parcels by APN, varietal blocks, existing debt and what the new money is for.

  2. 02Grower

    Documents

A checklist collects title, appraisal, tax returns, crop yields, financial statements, crop insurance, an operating report, an environmental disclosure and, for irrigated land, a water questionnaire.

  3. 03AgriCore

    Extraction

AI reads each document and proposes the figures. An analyst confirms them before anything enters the deal, so nothing is re-keyed and nothing is decided automatically.

  4. 04AgriCore

    Underwriting

A farm workbook builds production by year and varietal — acres, bins per acre, price, revenue — and cash projections with and without the new money. It reports LTV, DSCR, net equity and cash stress, alongside parcel soil and flood-zone screening.

  5. 05AgriCore

    Credit decision

A person approves, declines or asks for more, with a written rationale. The inputs behind the decision are frozen as a snapshot.

  6. 06AgriCore

    Structure & terms

The instrument — lien position, rate, amortization, maturity — is stored as structured data. The term sheet is generated from it, so the numbers never drift between documents.

  7. 07Capital partner

    Capital assignment

The deal is assigned to a capital partner and a funding source. The partner reviews the full credit file and responds.

What you do Mark reviewing, signal intent to fund, accept indicative terms, request changes or decline.

  8. 08AgriCore

    Closing package

The closing package is generated from the deal record — note, deed of trust, permanent-crop rider, UCC filings, title slots — and counsel approves it against a fingerprint of the exact package.

  9. 09Capital partner

    Funding & servicing

The wire is confirmed separately from closing. The loan boards to servicing with a payment schedule, and every receipt is applied to fees, then interest, then principal.

What you do Payments on schedule, plus ongoing reporting from the farm.

Speed

Days, not weeks

Most of a farm loan’s calendar goes to re-keying documents and assembling the closing package. AgriCore automates both and leaves judgment to people.

Structures & returns

How each structure pays

Two structures are live today, with more on the same rails. Adjust the terms to see how cash comes back.

Illustrative arithmetic only, before servicing and platform fees and assuming every payment is made in full and on time. Not a projection, an offer, or a guarantee of returns. Actual terms are set deal by deal.

Questions

What lenders ask us

Who makes the credit decision?

AgriCore’s credit team. Every approval or decline is recorded with a written rationale and a frozen snapshot of the inputs. AI helps read documents; it never approves a loan.

Do I have to fund every deal I’m shown?

No. You respond deal by deal: signal intent, accept the indicative terms, ask for changes, or decline.

Which value is used for loan-to-value?

The third-party appraisal. Model or data-provider estimates help us screen, but they are never used as the value of record.

What happens after funding?

The loan is serviced on its payment schedule. Receipts are applied to fees, then interest, then principal, and you receive the farm’s annual financials and operating reports.

Where and what do you lend on?

Permanent crop farms in California and the Western US — almonds, pistachios, walnuts, citrus and vineyards, bearing or not.

How are closings handled?

The closing package is generated from the deal record and approved by counsel. Signed documents close the loan; the wire is confirmed as a separate step.
